Blaine Airport Redevelopment
The closure and sale of the Blaine Airport will pave the way for a commercial real estate development. The City of Blaine, in preparation for the closure, has rezoned the property to a classification named Gateway. The gateway zone will allow commercial mixed use and south of Boblett St., an additional classification, will allow light industrial and manufacturing. The City of Blaine will retain an 80-foot wide parcel running east to west that will accommodate the extension of Boblett St. by providing access from the truck route to Odell St. Since the property is located between the Blaine International Center Mall and the Blaine High School it will create the setting for a true urban village. Commercial retail and office space on the first and second floors followed by residential condominiums on the third, forth and fifth floors will ensure a live/ work environment. The forth and fifth floors will provide views of Blaine Harbor to the west and Mt. Baker to the East.
North of Boblett Street: Commercial real estate will include both office space and retail space. The location is also excellent for a hotel which will feature a conference center (accommodating 600- 800 people). The conference center will provide a meeting place for the many government facilities already established in Blaine. These include the Border Patrol, Customs Offices, Department of Homeland Security, Food and Drug Administration Import Office and Parks and Recreation Commission.
South of Boblett Street: To be redeveloped with light industrial and manufacturing thus creating new businesses and jobs for the Blaine area. A business center has been proposed offering business condominiums starting at 1800 square feet expandable to 50,000 square feet allowing small business owners the opportunity to own their own facilities.
The demand for industrial property in Blaine has been strong as Canadian companies are looking at the U.S. as being much more affordable than British Columbia property. The truck border crossing also offers business opportunities related to freight distribution and truck services. The closure and sale of the Blaine Airport is scheduled on or before December 31, 2008. The general binding site plan has been submitted for the redevelopment and approval is also expected by December 31, 2008. Spring of 2009 is the target date for infrastructure of finished lots thus paving the way for fall of 2009 construction of facilities.
